Portfolio and diligence questions

Is your portfolio organized by affordable housing vs. capital improvements work?

Yes. The portfolio splits into two tracks. Institutional work is grouped by program (PACT, Major Capital, Affordable Housing). Private-sector work is grouped by building type (co-op, condo, HOA, hotel, office, retail). Procurement teams evaluating NYCHA delivery can scan the affordable housing track for PACT engagements with values, scopes, and timelines. Boards evaluating private-sector work can go straight to the capital improvements track for case studies in their own building type. If you want a filtered past-performance matrix for a specific program or building type, ask and we return one within one business day.

Do you provide references and contact information from past clients?

Yes. For qualified procurement teams and boards we provide a past-performance matrix with agency contact, project value, completion date, and a direct reference phone number. Institutional references come from NYCHA PACT engagements across Manhattan, Brooklyn, and the Bronx. Private-sector references come from managing agents and board presidents of buildings we have renovated. We ask for your permission before giving out a board member's number to another board, and we always get theirs before giving yours.

Why are some of your capital improvements case studies shown without detailed photography?

Honest answer: some of our private-sector clients (management companies, condo associations, luxury buildings) restrict photography on residential floors, and others have not given us media-release approval yet. Rather than stage generic hallway shots, we hold back on those case studies and pull detail from the institutional side (where NYCHA media approvals are in place) plus a list of references who can speak directly to the private-sector work. Case studies get full photography when the client releases it.

How recent is this portfolio, and how often is it updated?

Featured case studies are all from the last 24 months unless a specific older project is called out for reference value. The portfolio is updated as projects close out and as clients release photography and reference permissions. If you are evaluating us for a specific agency or program and do not see an equivalent case study in the portfolio, we likely have active or recently-completed work that fits. Ask and we will send a tailored past-performance packet.

Can I tour a completed project in person as part of diligence?

Yes, building access permitting. For NYCHA PACT projects we coordinate tours with the agency and the property manager. A 2 to 3 week lead time is typical. For private-sector projects, we arrange visits through the managing agent or board that owns the building. We do not schedule tours without the building's consent, and we do not tour occupied units. For procurement teams that need a tour to close diligence, say so up front and we will build it into the response package.
