The methodology

How we renovate a building people are still living in.

Week -4 to -2

Scope + schedule

We sit with the board or agency PM and build the critical path around resident access: elevator windows, delivery windows, swing shifts if the building needs them.

What residents experience

Nothing disruptive is committed to until resident flow has been walked, not just drawn.

  1. Week -4 to -2

    Scope + schedule

We sit with the board or agency PM and build the critical path around resident access: elevator windows, delivery windows, swing shifts if the building needs them.

Residents experience: Nothing disruptive is committed to until resident flow has been walked, not just drawn.

  2. Week -2 to -1

    Notice + access plan

Resident notices written in-house, delivered door-to-door, translated where the building requires it. Access times are posted at every entry.

Residents experience: You know when someone knocks and you know when the work in your unit is done.

  3. Day 0

    Mobilization

Floor runners, corner guards, HEPA containment, and dumpster plan go in before a single tool does. End-of-day cleanup plan posted at the super's desk.

Residents experience: The lobby, corridors, and elevators look protected the minute you walk in.

  4. Days 1–N

    Occupied execution

Units sequence on 9 to 14 day cycles. Corridors and lobbies sequence floor-by-floor. Work runs on a residents-home clock. No 7am noise, no weekend hammer.

Residents experience: Elevators are always available. Your building never feels shut down.

  5. Every day

    End-of-day reset

Tools off the floor. Runners wiped. Containment checked. The super signs off on the state of the building before the crew leaves each night.

Residents experience: You walk home through a building that looks like you left it.

  6. Week +1

    Punch + handover

Board or agency walks the job with our PM. Section 3 reports, certified payroll, and utilization documentation close out with the final invoice. Capability statement refreshed with your project added.

Residents experience: The building stays renovated. The next board or PM gets the same answer when they call.
