Seven interior finish trades, self-performed on our own W2 payroll: painting, carpentry, drywall, tile, doors, general construction, and glazing. Most NYC interior contractors are a brokered phone list of subs of subs. We are a payroll. Mechanical, electrical, and plumbing specialists are coordinated under our project controls, never handed off.
What we self-perform
Each trade runs on its own crew, its own foreman, and its own production tracking. For a general contractor, that means one point of accountability across seven scopes that would otherwise sit with seven different subcontractors.
Interior and exterior, residential and commercial, prevailing wage capable on every job. Building-wide programs, occupied unit work, common-area refreshes, and turnover painting at portfolio scale.
Trim, base molding, door installation, framing, and millwork, from custom finish work through production-volume hallway and unit carpentry.
Hang, tape, finish, patch, and demo, coordinated with our painting crews so finish handoffs never stall the schedule.
Bathroom, kitchen, floor, and wall tile, sequenced to occupied-unit timelines so tubs and showers come back into service the same day.
Interior doors, hardware, and frames, running building-wide door replacement programs without disrupting resident access on any floor.
Demolition, cleanup, general labor, and site prep, with HEPA dust control, a daily clean policy, and material logistics built in. This is the crew that keeps every other trade on schedule.
Window installation and replacement, mobilized on a project-by-project basis with experienced glazing partners we have run with for years.
Why one payroll matters
When painting, carpentry, drywall, and tile all report to the same company, the handoff between trades is internal. There is no finger-pointing across subcontractors, no rework from a missed handoff, and no schedule slippage while one trade waits on another to finish.
How the crews run
Because the trades share an employer, the handoff between them is internal. No finger-pointing, no rework, no schedule slippage from one trade waiting on another.
Section 3 certification, OSHA-30 onboarding, and prevailing wage compliance run through our payroll system, not through a subcontractor's spreadsheet. Certified payroll comes out of the same software that runs the timecards.
Real-time unit completion rates, crew allocation across active jobs, and weekly look-ahead schedules. The same data we use to decide where to mobilize next is the data we share with GCs and agency PMs.
Where these trades show up
400+ apartments of occupied kitchen renovations across 15 buildings, plus common-area painting, door and appliance installs, and corridor work.
Corridor renovations at scale. 80,000 feet of LVT flooring installed and 250,000 feet of hallway plaster and paint.
900+ apartments of occupied painting plus amenity-space work including offices, community rooms, and corridors.

1,300+ occupied apartments painted across Brooklyn NYCHA developments, plus corridor painting, amenity spaces, and plaster work.

1,000+ occupied NYCHA units. Painting, flooring, appliances, and amenity-space work across corridors and common areas.
Six of the seven (painting, carpentry, drywall, tile, doors, general construction) run on our own W2 payroll on every engagement. Glazing is mobilized on a project-by-project basis with experienced glazing partners we have run with for years. Mechanical, electrical, plumbing, and other specialty trades are coordinated through partner subcontractors and managed inside our project controls system, not handed off.
Our active project mix typically runs 8 to 10 jobsites at once, ranging from single-building common-area refreshes to 1,000+ unit PACT bundles. Crew allocation is decided weekly through our operations planning meeting, and we do not take on work we cannot mobilize at our standard. If your project is over 200 units or runs across multiple buildings, mention it at scoping so we can confirm capacity before you build us into the schedule.
Yes. Our W2 workforce is Section 3 certified at the company level, and individual workers are tracked against HUD income thresholds for project-specific Section 3 utilization. Prevailing wage classifications, fringe benefits, and apprenticeship ratios are managed through our payroll system, with certified payroll generated weekly on every public-funded engagement.
Yes. For qualified procurement teams and boards we share trade-specific past-performance references, including foreman names, project values, and completion dates. Common requests: painting at portfolio scale (Brooklyn Bundle, Manhattan Bundle), carpentry on occupied unit turnovers, drywall and tile on PACT kitchen renovations. Request via our contact form and we return references within one business day.
