Perennial Empire runs a floor-by-floor takedown so one floor renovates while adjacent floors stay rentable and public spaces stay open. The phasing plan is built with your GM and revenue manager before mobilization, so room-block sales and group bookings are never overcommitted on floors about to go dark. We self-perform under all three labor regimes: open shop, prevailing wage, and union project labor agreements. The same in-house crew runs the work under whichever one your project requires.
Bathroom gut or refresh, case-goods replacement, soft goods, lighting, connectivity, and ADA guestroom conversions executed to brand-standard FF&E and case-goods specifications.
Corridor flooring and wallcovering, lobby renovation, restaurant and bar reconfigurations, meeting-room upgrades, and elevator cab interiors, sequenced to stay open through peak occupancy.
Kitchens, loading docks, housekeeping floors, and employee spaces scoped to NYC DOH requirements, OSHA rules, and operator brand back-of-house standards. Parts of the hotel most GCs treat as an afterthought.
Fire-alarm system upgrades, sprinkler modifications, HVAC retrofits, and electrical service upgrades coordinated with hotel engineering so existing systems come back online without an inspection gap.
Brand standard, on the PIP clock
When a Property Improvement Plan sets a hard date tied to a franchise renewal, the construction schedule is built backward from it and stress-tested against long-lead FF&E. Guest-facing controls keep disruption explained rather than discovered in a review-site complaint.
Floor-by-floor takedown coordinated with the GM and revenue manager before mobilization. Room-block sales and group bookings protected in step with construction so inventory is not overcommitted on floors about to go dark.
FF&E package, case-goods specifications, guestroom tech, ADA counts, and brand-approved vendor lists executed to operator tolerances. Schedule built backward from PIP deadlines and stress-tested against long-lead FF&E.
Floor-level negative-air isolation, sound-level monitoring around occupied room blocks, and a branded guest-facing signage kit so disruption is explained, not discovered in a review-site complaint.
FDNY sprinkler and standpipe, DOB place-of-assembly, and DOH kitchen and pool permits pulled into a single pre-construction compliance sweep. Permitting and inspection through our expediter of record.
The default is a floor-by-floor takedown: one floor goes offline at a time while adjacent floors stay rentable, public areas remain open, and the front-desk selling strategy shifts room inventory in step with construction. We coordinate the phasing plan with the GM and revenue manager before mobilization so room-block sales and group bookings are not overcommitted on floors about to go dark. For brand-mandated renovations under a franchise-renewal deadline, we compress the schedule with expanded night shifts rather than taking more floors offline at once.
Yes. We build to the brand standard document issued by the operator (Marriott, Hilton, IHG, Hyatt, independent flags), including FF&E package, case-goods specifications, guestroom tech, ADA counts, and brand-approved vendor lists. We are not an affiliate of any flag, and we will say so. We execute their specifications. If your Property Improvement Plan (PIP) sets a hard deadline tied to a franchise renewal, the construction schedule is built backward from that date and stress-tested against long-lead-time FF&E.
Three standard controls: floor-level negative-air isolation so dust stays inside the construction zone; sound-level monitoring around room blocks on live floors with a no-jackhammering-before-10am policy that flexes to your front-desk complaint data; and a guest-facing signage kit in brand voice so disruption is explained, not discovered. For hotels concerned about review-site impact, we work with the GM on a complimentary-service protocol and move disruptive work away from weekend peak occupancy.
Yes. Hotels carry an unusual concentration of life-safety and health-department touchpoints (FDNY sprinkler and standpipe, DOB place-of-assembly, DOH kitchen and pool) and we pull the pre-construction compliance sweep as part of scoping. Permitting, inspection scheduling, and sign-offs run through our expediter of record. We coordinate with the hotel's engineering department so existing systems (fire alarm, BMS, locking systems) come back online without gap.
For a 200–300 key hotel doing a full corridor plus guestroom refresh (paint, FF&E replacement, bathroom vanity swap, case-goods, soft goods), floor-by-floor delivery typically runs 2–3 weeks per floor with 2 floors active at a time, so a 10-floor property finishes in 12–16 weeks. Deeper scope (bathroom gut renovation, MEP upgrades, corridor widening for ADA) pushes the per-floor window to 4–6 weeks. The ceiling on pace is usually long-lead-time FF&E, not construction.
